10 Tips to Selling Your Home in a Buyers Market.

In reviewing the buyer surveys on today's market. Sellers ponder this question: How can I net the most money for my house in the shortest period of time, after all "I am not going to give it away".
Here are 10 tips:

1. Hire the Right Agent- he or she will give you sound advice, recommend pricing strategies and market your home to the right demographic of those more likely to buy your home.


2. Spruce up and De-Clutter- we are in a price war and a beauty pageant. Your home must smell and look clean. Rent some storage space if you must. Put away personal photos, think like a buyer. Everything must be neat and orderly, showing off the space. According to the National Association of Realtors, this alone will cause a home to sell for a better price and more quickly. Make a lasting impression with this one thing.

3. Remove Wallpaper then paint in todays colors- if you are competing with 100 other homes in the same price range, yours has wallpaper and others do not.. Guess what the buyers will do? Yup.. they will either submit a very low offer or go to the next house. If you have lime green or deep purple walls, repaint in sand tones, light soft greens, soft grays, whites.

4. Fix all minor items- i.e. cracked tiles, broken or cracked brick stairs, powerwash deck, fix loose stairs or railing.

5. Curb Appeal- mulch all of your flower beds, paint the front door if needed, use large flower pots of annuals or  planters near the entry way.

6. Home Inspection-  Yes, sellers can do their own pre-inspection. This is an inexpensive way to know what major items need to be addressed prior to listing the house for sale. Sellers can use this as a checklist. Be sure to repair or replace all major issues, .i.e. heating system, plumbing, mold issues, pest issues.

7. Staging- A staged home sells faster for 1-2 percent more than an unstaged home. It will also sell faster.

8. FSBO?- Statistically, for sale by owner homes sell for up to 16 percent less than if sold by a realtor.. why? Those looking for bargains are investors and buyers who want a deal. Even at a 7 percent realtor fee, sellers sell higher when they use the services of a Realtor.

9. Price it Right- Sellers must get real in this market. In Massachusetts homes are selling for 2002-2004 prices depending on location, style, condition. Gone are the days when buyers will "just make an offer". Sellers do not need "wiggle room" Many homes priced under market will sell higher than list price..Even in a buyers market!

10. Hire an Attorney- for $250-500 it is small price to pay to have a professional draft and review your purchase and sales agreement and be a legal representative protecting sellers from liability. Realtors aren't attorneys. Realtors represent their clients to market and sell the home.

The 10 points above..yes it is work, yes it is time consuming, and may be an investment of time and money..but well worth the effort for equity positioning and competition.

Remembering memories of Childhood and Teens. Things were so different and change is constant:

When gasoline was under a buck a gallon

Levi's jeans and coudory's  were the bomb

When my first car I had to pay for myself. a 1972 Toyota corolla- banana yellow $150.00

My first job, Almacs supermarket cashier

Jack in a box- favorite fast food

Drive in movies in Raynham

Cheapskates Roller rink- Friday night must and couldn't text my friends, we made the plans at least a day in advance

no cell phones- mom used to say make sure you have money for a pay phone and if you get stuck somewhere, lock your doors and stay in your car

anyone could smoke anywhere

Sunday church mandatory! no exceptions.

Sunday paper was huge!

No retail on Sunday, all stores closed, except I think Cumberland farms

The computer at the high school occupied an entire room and you had to be a calculus genius to use it

Typing words per minutes- mistakes were included, no white out.

Televison- 4 channels, no cable

Letter writing- very big, no email, no instant messages stamps were 4-6 cents

Hersheys candy bars 15 cents

Silk material shirts, rugby shirts,

DR-Seekonk Thanksgiving games

Spirit week too- fun

Kids could be reprimanded, suspended etc, by school teachers and parents wouldn't run to their child's defense

Neighbors were my parents informants. ( I didn't know this until later, I thought my parents had telepathy or something)

I could ride my bike ANYWHERE and feel safe. We used to ride for miles and miles, to the new Swansea mall from Rehoboth, Norton Library, friends houses

and Parents weren't all that eager to drive us places .. "you have a bike, get pedalling" was the answer if asked for a ride

Chores, we all had. Saturday mornings weren't cartoon mornings until all household chores were done and done right

and parents were really into everyone having a job when they were old enough to work... I had 3 jobs one summer..lol!

Life was slower. We were creative, no video games, not too much television, no tech stuff at all.

I think most parents in my day were not as lenient as the parents of today.. that is just a generalization and I may just be speaking for myself.

remember when my brother got a perm..sorry Corey.. it seemed that the boys were trying this stuff out..lol

Realtors who have been in the business for 20 plus years or so tell me about the MLS books once a week. Can you imagine trying to look for a house without the aids of mapquest, realtor.com, google maps?

Rehoboth Fair- Rehoboth Massachusetts Real Estate

The Rehoboth Agricultural Fair has been an operating fair in some form or fashion for over 60 years. Even though throughout the late 1990's and early 2000's the Fair had no permanent home, its board of directors kept on searching for the perfect location to re-create the country fair atmosphere. In 2004 the Fair finally found a home on long time directors Richard and Robert Pray's family farm 76 Almeida Road
Rehoboth, Massachusetts

This weekend August 5-8 are the dates.

As a child I remember when the fair was held at the Taunton Dog Track, maybe some of you remember as well.

Kiddies Day was a favorite.  All you can eat hot dogs, hamburgers, ice cream sandwiches, Free Rides for all the kids.

The 4H contests , Country Music, Horse Show, Great Food, Rides, Ice Cream, Round up all favorites of mine.

Dazed and Confused on your home's value.. must read for sellers!! Taunton/Lakeville/ Rehoboth MA real estate

Since 2006, I have sold in excess of 40 homes.  I don't say this to brag,because there are some who have sold more and some less,  but I say this  to urge you sellers  to trust the professionals in this field, we don't just pull data from the air, we professionals give good facts of record to our sellers. So you should rely on the  professionals in real estate and their knowledge.  The same way you rely on a good doctor to determine your illness.

I sometimes meet home sellers that believe that their homes are worth far more than what a buyer will pay. ..

Home selling is in most waysis  just like selling any other product. Supply and Demand and what the buyers are willing to pay. Home Buyers, like buyers for most products want to see value supercede price. It doesn't matter what you put into the home, the market doesn't care... (wow, was that tough to say..but probably harder for most home sellers to hear)

I often give this analogy: I have a 1999 Toyota 4 Runner.. it is worth $10,000 to me!  I cannot, however run an ad in the local paper expecting a line at my door with buyers fist clenched with money.  Realistically, I would probably be able to sell my 4 Runner ( on a good day) for $4000.00.

So why is it that home sellers think their homes are worth far more.. that's easy.. they mistake tend to value their homes based on the emotional attachment and the blood, sweat and tears ( and money) that they poured into their homes.

Here is the some easy ways to tell if a home is overprice:

1. It has been on the market over 3 months.. a clear sign that the house isn't priced to sell.

2. No showings. If a house isn't even being shown, you can bet that it more than just the agent marketing. ( refer to my Toyota 4 runner analogy)

3. Few showings.. no offers

4. Many showings.. no offers

5. Showings.. but low, low offers.. This is common for 2 reasons. Sometimes the buyers want to just 'test' the seller to see where the seller will discount.. other times, they make the offer low because it really is worth what they are offering. Buyers agents advise this type of offer sometimes due to thoughts that the home may not appraise ( another blog).

Solution: Rather than pricing your home "behind the market" which is overpricing by $20-30-40,000, and see if someone will make an offer.. price it below the market.. by about $.10-20,000. In all of my experience, I have seen homes priced this way sell faster than if they were overpriced with the seller expecting a lower offer

Here's what sellers traditionally do: Home Price $259,000... wait.. wait.. wait.. then boom an offer for $235,000.

Here's what I would do: Home Price $239,000, wait 2 days.. multiple offers.. highest price.. $245,000 SOLD!

Most sellers have a hard time buying this until they try it.. and then believe, yes this really does work.

Believe it or not there are 2 buyers for every property in today's Market- Taunton Area Massachusetts

I heard this statement today " There are 2 buyers now for every property"  and now I know how to communicate this news to the sellers, buyers  and agents that may not be aware:

Did you know that there are now 2 buyers for every house on the market? Yes, the buyer and the bank. We can prevent what we can predict. And yes homes get sold if we prepare all parties with the following information: 

1. Title 5- Did you know that now the title 5's are scrutized by the underwriters at the bank? Did you know that if the system passes, and it is older, some banks won't accept an out of date plan.. the Title 5 inspector's new design is sometimes acceptable, sometimes though requires an engineer?

2. Appraisals- Even if an appraisal comes in at sales prices, the appraisals are reviewed, reviewed, reviewed by the bank and sometimes even 2nd and 3rd appraisals. Deals are being thrown on appraisals. Sellers sometimes think the buyer would be willing to pay the difference. I know I wouldn't buy a house that was over-valued, and most people wouldnt' The "unique buyers" are virtually non-existent.

3. FHA guidelines- always have been strict- but a great review- FHA and other government loan programs have strict safety guidelines, mandatory pest inspection/treatments, mandatory handrails, asbestos removal mandates, and more.

With all of the strict lending guidelines, we as a real estate community are still out selling homes. Transactions are occuring successfully if you prepare ahead.  Most homes are sold within 95% of asking price. 

Over-priced homes listed have a slim chance of being viewed by buyers.Buyers' agents educate their buyers.   Buyers are looking for value to supercede price, and they really want to buy, not negotiate. This is why 20% of the homes on the market WILL sell. 80% won't.

Real Estate is on the move again! Lots of activities in the 200-300k price range

WoW! What a month! May was an extremely busy month for me and many agents in my area. Three of my listings had multiple offers.. I never thought I'd see this again.

It just proves a point.. 80% of the homes on the market are priced out of the market 20% will sell in a timely manner. There are homes IN the market.. then there are homes that are just ON the market.

Buyers appreciate homes in great condition, nicely located real estate that is priced fair.

The $8000.00 tax credit with great interest rates for buyers has also helped.  Higher end homes do not seem to be moving as quickly.
